List of Improvements – 12234 Everglade St. (all completed between late 2009 and early 2012 unless otherwise noted)...

Overall Exterior:

• All new windows & doors, some moved or improved, some changed from doors to windows or vice versa: Converted Living Room arched doorways to 3-paneled windows, added sidelights to Dining Room French doors, removed single door and window to driveway in Media Room and installed two windows (also removed a small window and installed French doors to patio), changed jalousie window in Laundry Room Bathroom to a door, added sidelights and fan light with new French doors in upstairs Sitting Room (structurally reinforced)
• New roof—Durolast membrane & sheet metal parapet caps
• All new stucco, including below grade on south wall with weep screed & pebbles for proper drainage
• New paint & shutters
• New water main (2017) & new sewer line (2019) from two areas of house to main drain to street
• Tankless water heater on south side (still have regular on north side)
• New balcony in front & wrought iron on roof
• New patio & stepping stones in east yard
• T-joint added in gas line for future spa or gas grill in east yard
• Roof line improved with parapets over game room to match style of house
• Exterior speakers on wall to east side yard, connected to home theater system
• All new light fixtures, including roof (except outside kitchen & west balcony)
• New chimney caps & flu chains
• Extra sprinklers installed & existing repaired

Overall Interior:

• Leveled first floor (got rid of sunken living room) and installed all new hardwood floors
• Refinished downstairs doors, added some new ones
• Installed recessed lighting in LR & new fixtures in DR & front upstairs BR
• Added electrical service to support home theater, new HVAC, new laundry room & 2nd fridge, upgraded exterior lighting, and planning ahead for garage charging unit for electric car
• Stripped & restained woodwork on ceiling to lighten
• Added ceiling beams to 1st floor LR, DR, BF room (to cover structural beams added when 2nd story was put on, and to unify look)
• Painted all walls & many ceilings
• New carpeting in all but master bedroom & two storage closets
• Venting added for future bathroom upstairs on west wall (current storage closet which shares wall with back bedroom) & kitchen sink on west wall in breakfast room
• Installed alarm system on all doors & windows with motion sensors
• New heat registers on 1st floor & programmable thermostats

Downstairs:

• Removed closet & tiny windows & doors to LR in foyer; installed new light fixture
• Installed new hearth tiles in foyer & LR
• Took out smoker from next to copper stove hood and installed new stove/oven & dishwasher in kitchen; added water line for icemaker on south wall (still existing one on east wall)
• Added built-in cabinet in BF room
• Removed weird long skinny closet with floor safe from study
• Removed tiny marble fireplace surround in DR

Guest Suite:

• Removed large office closet, large fluorescent fixture, soffit w/ductwork, safe from closet
• Installed new light fixture, crown moldings, curtain rods, and more electrical outlets allowing for two possible bed arrangements
• Complete redo of guest bath, including moving shower plumbing from north to east wall

Master Bath:

• Removed large mirror
• Installed medicine cabinets
• New pan in tub/shower
• Installed shelving in adjacent closet

The following rooms were originally the garage, with a rooftop deck which became a room (all done in or after 1977, never recorded with the city). This part of the house is now fully insulated & heated (game room is also cooled) and up to code:

Media Room:

• Removed closet and laundry hook-ups
• Relocated breaker box to exterior wall
• Leveled floor (was sunken room) & installed radiant floor heater
• Installed home theater, including surround speakers, drop-down screen & projector
• Enclosed area under stairway, created closet & media nook
• Removed small door to driveway, added French doors to lawn, installed new windows & curtain rods
• Moved doors to provide direct access from living room
• Leveled ceiling (previously from garage roof sloped for drainage)
• Installed dimmable recessed lighting

Maid’s Room conversion:

• All new laundry room, including venting, FiOS, water lines for sink, washer & ice maker
• Reconfigured doors for better flow
• Radiant floor heat & ceiling heat/fan
• Deep laundry sink
• Drying/hanging rod
• Microwave oven
• All new bathroom and outdoor shower

Family/Game Room:

• New skylights with remote opener
• Installed recessed lighting and insulation in ceiling
• Installed heat/AC unit in wall
• Leveled out awkward bi-level floor (previously from garage roof sloped for drainage)
• Installed new railing & balusters at top of stairway
